Sizing your furnace the right way
Furnace output is measured in BTUs per hour. The rule of thumb above is only a ballpark — the real number depends on your insulation, windows, ceiling height, air leakage, and our cold winters.

A rule of thumb gets you in the ballpark — but an oversized system short-cycles: it blasts on, shuts off, and wastes energy while heating or cooling unevenly. The right size comes from a proper load calculation, not a square-footage formula.

Repair or replace? Rule of thumb: if a repair runs more than about half the price of a new furnace — or the unit is past 15 years and failing — replacing usually pays back in lower gas bills. A cracked heat exchanger is a safety replace, not a repair.
